​​Tenants

​

 

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If your reason for movings is not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move.  Our tenancies are granted for a minimum term of 6 months. 

 

Know your budget:

Be realistic with your budget, work out your monthly expenditure ie: Council Tax, Electricity, Gas, Food, Telephone, Water rates.



Bectri showcase our properties per calender month, here is an example to assist with working out single or joint income credibility:

rent £1,200pcm x 12 = £12,000 x 2.5 = income £36,000 pa



Seen something you like:

If you see a property you are interested in viewing from our website or one of the property portals we showcase our properties with, give us a call or use the 'contact us form' to register your interest and we will arrange a viewing at a time convenient for you. 



 

Committing your interest:

When you are sure of the property you would like to move into, we will request a reservation fee to cover administration costs, contact the Landlord and the property would then be taken off the market and the reference checks will then be carried out .



References:

Bectri Letting Agents will obtain references using an Independent Tenancy Reference service which will include checking with previous landlords, your employer, your bank and a current credit score.



Deposits:

Prior to the commencement of the tenancy, we require a security deposit, the equivalent of six weeks rent is normally required  and the first month rental payment in advance. Your deposit will be held under the Tenancy Deposit Protection Scheme, which is accredited by the government.



Tenancy Agreement:

The relevant documentation will need to be signed by the Tenant/s and the Landlord when the terms have been agreed by both parties.

 

Rents

Rents are normally quoted per calendar month and payable monthly in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order.


​​​​​Inventory:

An inventory should be prepared before the commencement of the tenancy, detailing the contents and conditions of the property and items of furnishings, this will be at the cost of the Landlord.
