​​​​Prepare your property:

It​ is important to prepare your property for rent whilst taking into account that the decor should be kept fresh, clean and neutral as this will please most tastes. Keep it simple, most tenants have their own items they would like to move-in with.



Ensure all the electrical, plumbing, central heating and waste systems are safe and in good working order.



Valuation:

We have in depth local knowledge and aim to provide our Landlords with an honest and professional service, based on the current market appraisal. Landlords can supply details using our online form or alternatively give us a call for a visit to your property. 



Marketing:

As well as our own website, your property will be shown on prime property portals, including Zoopla, Prime Locations, Gumtree and Need a Property.



Permissions:

Should you have a mortgage on the property you would need written permission from your mortgage lender. Should your mortgage lender requests extra clauses in your tenancy agreement this should be determined prior to the commencement of the lease term.



Fees:

Bectri Letting Agents charge fees for:

Letting only - 7% - Finding a tenant for your property, prepare the AST and comprehensive tenant checks.

Rent Collection - 8.5% - Finding a tenant as above also collecting the monthly rent in advance on behalf of the landlord for the term of the rental.

Full Management - 10%. Finding a tenant as above, checking tenants in at the start of tenancy and out at the end. Collecting monthly rent in advance and responding to emergency calls from tenants and maintenance requests.
